The client reached out to the ORIGIN team to help modernize a 2,310 sf oral surgery office. The project focused on drastically reimagining the outdated space into a contemporary environment focused on patient comfort and modern clinical efficiency.

The ORIGIN team had to carefully assess the existing conditions and deliver precise BIM models that accurately reflected the as-built environment. In particular, special attention was given to accurately modeling dental-specific areas – pediatric bays, quiet rooms, labs, sterilization areas, the basement, and others.

Project background

Given that the space had not been renovated for nearly 50 years, the project aimed to be much more than a simple design refresh.

With a broader ambition for conceptual rebranding, the project aimed to transform the office into a modern, welcoming, and digitally integrated environment for patients aged 18 and under. The concept was designed to combine a simple and playful atmosphere with functionality and practicality for the convenience of both patients and staff.

To support this project idea, ORIGIN developed a detailed Revit BIM model that served as the foundation for architectural modeling, interior coordination, and the generation of coordinated construction documentation.

Creating an existing conditions model

The ORIGIN team received a point cloud of the building, capturing its geometry and spatial conditions.

Based on this data, the team developed a precise 3D Revit model of the existing structure. This way, raw scan information was transformed into a coordinated digital representation ready for design and construction workflows.

Next, we used the design concept provided in the client’s CAD plans as the basis for space replanning and BIM model development in Revit.

ORIGIN estimated that AutoCAD would have been less effective for this project due to the high level of coordination required and the need for accuracy across multiple dental-specific spaces. Our experts chose to work in a BIM environment instead, which allowed them to create parametric, fully coordinated models at high speed while reducing coordination errors.
This model was ready for further design stages and multidisciplinary coordination.

Site plan preparation

Moving on to site plan development, the team encountered a challenge: Google Maps lacked sufficient detail for accurate planning. Due to rigid project timeframes, there was not enough time to obtain site plans from the Building Department. As a result, the team developed an alternative solution.

To overcome the lack of site data, the client provided a video walkthrough of the site, which we used to develop an accurate site plan and integrate the building within its surrounding context.

Generation of a complete architectural drawing set

As the next stage of the project, the ORIGIN team began developing a full BIM model using a custom Revit template. The BIM model was generated from a single CAD base file, with the template providing all necessary predefined styles, annotations, and sheet layouts.

As a result, a consistent and coordinated set of drawings was ready for further refinement and subsequent design stages.

Our project involvement did not end with the delivery of the BIM model and architectural drawing set.

The ORIGIN experts continued to actively support the project by tracking and clarifying all open questions through an RFI log and detailed markups whenever coordination issues arose. This process ensured that all design details were verified, aligned with project requirements, and clearly communicated to the client and project team.

Finally, we developed the finish and plumbing fixture plans, including reflected ceiling layouts and floor finishes.

The scope of this work included:

  • Reviewing material specifications to ensure alignment with design intent;
  • Coordinating lighting and plumbing elements across drawings and schedules;
  • Integrating finish schedules to ensure accuracy and consistency;
  • Delivering a fully coordinated and complete architectural drawing package as part of the final project stage.
